spindrift condominiums multi-family housing; coronado, california
The Spindrift is a 3-unit multi-family development located in an area of both single-family homes and multi-family buildings in Coronado, California. The design of the Spindrift strives to maintain the scale of the nearby single-family homes through two visually separate buildings, one containing two living units, and the other with one living unit. The unique site has street frontage on three of the four sides, which allowed each unit to be oriented towards its "own" street, thereby enhancing the sense of individuality for each. Both residential buildings sit above a subterranean driveway and parking area containing a private two-car garage and private entrance into the living space for each residential unit. 500 D condominiums multi-family housing; coronado, california
Located in the heart of Coronado, California, 500 D is a multi-family housing development with 2 distinct living units. 500 D is at the forefront of the recent, massive redevelopment movement occurring in Coronado, fueled largely by Coronado's ideal location between the Pacific Ocean to the west and the San Diego Bay to the north, south, and east. With a total lot size of only 4,000 square feet and a buildable area of only 2,400 square feet, 500 D creatively utilizes the allowable construction envelope to provide a maximum amount of living space. Additionally, 500 D takes advantage of the ideal climate in the San Diego region through multiple indoor/outdoor living situations, including front patios, second floor balconies, and two 400 square foot roof decks with panoramic city lights and Coronado Bay Bridge views. grimes-wilson development single-family housing development; coronado, california
Located in Coronado, California, the Grimes-Wilson development consists of two single-family detached homes adjacent to one another. Both homes sit on lots 3,500 square feet in size, each lot measuring 25 feet in width by 140 feet in depth. The dimensions of the site presented an extremely difficult design challenge: how to create a home with a feel not dominated by the long and narrow lot dimensions. Through the integration of abundant windows and indoor/outdoor spatial arrangements whenever possible, the design couples the openness of the outdoors with the interior rooms, resulting in a free, unrestrained sense of space. regan residence single-family residence; san mateo park, california
The Regan residence is located in the San Mateo Park neighborhood about 15 miles south of San Francisco, California. The project consisted of a substantial remodel and addition to a home initially constructed in the 1920s. The primary goal of the remodel was to create a new master bedroom suite on the first floor, while also redesigning the kitchen, family room, living room, and formal dining areas. A new courtyard was incorporated into the design to allow for indoor/outdoor living opportunities from all spaces on the first floor. The courtyard also provides ample light and air flow, and serves as a visual and spatial separation among the public "living" areas and the more private "sleeping" areas on the first floor. olive residence single-family residence; coronado, california
Located in Coronado, California, the Olive residence is situated on an unusual triangular shaped parcel bound by streets on two sides, breaking from the traditional grid of the surrounding community. While the triangular lot presents a challenging design parameter, it also affords the home expansive street frontage and extensive sunlight potential, both valuable commodities in the dense context of Coronado. The home takes inspiration, both aesthetic and design, from the courtyard-centric homes of 16th century colonial Mexican cities. Similar to the architecture of this era, the Olive residence incorporates both a central and side courtyard, which the home embraces through abundant doors and windows, creating a constant interplay between indoor and outdoor spaces. bradley condominiums multi-family housing; coronado, california
The Bradley development is a 4-unit multi-family residential building located in Coronado, California. The design of the Bradley development takes inspiration from the high-density, urban row houses of Boston, New York, and San Francisco. Each home is oriented vertically with three living levels, one of which being subterranean, and topped with a roof deck featuring an expansive San Diego skyline view. The row house configuration allows each home to have a separate front and rear entrance, while sharing only the dividing side walls. suliman-burlingham residence single-family residence; burlingame, california
The Suliman-Burlingham residence is located in Burlingame, California, approximately 15 miles south of San Francisco. The project consisted of a remodel and addition to an existing single-family home. A new master bedroom suite was located toward the rear of the home, and worked with the geometry of the existing home to create a new rear courtyard area. The kitchen and dining areas were enlarged and now open onto the primary living space. The dining table is centered in the kitchen and truly becomes the heart of the home, providing a place to eat, cook, gather, work, study, and simply be together. 1600 glorietta condominiums multi-family housing; coronado, california
